Staging Consults

An occupied staging consultation is when a professional home stager visits the home of a seller before listing. This is a service for homes that are being lived in, or at least have existing furnishings staying in the property, while being shown. Depending on the type of consultation provided, homeowners may receive hands-on help in rearranging furnishings and decor to optimize layout for the average buyer.

If you are a listing agent, providing this service to your clients as part of your listing agreement sets you apart from other agents they may be considering. Having a home stager you work with for every listing is a tool at your disposal that lightens your load, gives your clients confidence in you, and helps to ensure that your listing present as well as possible.

Motivated homeowners who are capable of rearranging and removing furniture on their own or listings that need little to no furniture rearranged, but need guidance in decluttering and minimizing. These homeowners typically have a little extra time before listing, or can accomplish the suggestions in a short period of time. During the 30 minute consult on-site, we will look at the property through a buyer’s eyes and note any concerns the homeowner or agent has. This conversation with the homeowner allows us to ‘break the ice’ before giving suggestions for their home. The detailed PDF will include photo references and floor layouts to coincide with suggestions made.

Listings that are in need of 2-3 rooms rearranged with furniture and decor or need the amount of furniture in some spaces reduced. These homeowners typically have minimal time before listing. The first 30 minutes of the consultation is spent doing a walkthrough of the home and having an initial conversation with the homeowner and agent. This time with the homeowner allows them to feel more at ease before furniture and decor begins to move. Only items that the homeowner approves of are moved. This package is also ideal for homeowners who are open to staging but do not have the means to move furniture themselves. These consults have impactful results in a short amount of time.

Listings that have many rooms to be rearranged and homeowners that would benefit from plenty of guidance while preparing their home to sell. These homeowners typically understand that there is much to do but are unsure of where to begin. They are also typically in need of assistance in moving furniture. The initial 30 minute consultation helps homeowners to feel at ease and informs the stager in order to send the ‘homework’ for the seller. Once the ‘homework’ is complete- the 2 Hour hands-on consult with movers is scheduled.
